The Living Room is where the venue's house parties centre around. A kitchen-bar with a large breakfast table and long cocktail bar opens into an open-plan living area with a fireplace, comfy chairs, sofas and low coffee tables, with a DJ station for dancing. Sip cocktails by the fireplace or boogie on the dance floor. Private dining is available on request. This area can only be hired privately until 9.30pm, or as part of a full venue private hire; it is the main thoroughfare of the venue so full exclusivity cannot be guaranteed when booked alone.

Full private hire of the venue gives you the entire flat across three rooms. The Conservatory is a light and spacious private dining room with a botanically-inspired gin bar and its own private entrance to the terrace. The Living Room is the main bar area with a vibrant living room, fireplace, sofas, long bar and DJ booth. The Games Room is an intimate space with a fancy dress box, plasma TV and retro video games. Private hire includes use of the fancy dress box, long cocktail bar in the Living Room and gin bar in the Conservatory, a gorgeous outside terrace with afternoon sunshine, Mario Kart with Nintendo 64, classic board games, DJ station and professional DJ equipment, two projectors and a flat screen TV. Whether a sit-down Christmas dinner or one giant house party, the Flatmates have hosted hundreds of house parties over the years.
